This 8000 square foot modern mansion was MODD’s submission for a design competition in the summer of 2009.


The competition brief was as follows:


Essentials:


7,000 – 8,000 interior square feet spread over 2 or 3 floors (including guest and employee quarters, but not including garage space). Maximization of ‘every inch of view’.


  • Master Bedroom & Master Bathroom

  • 3 – Family Bedrooms with bathrooms

  • ½ ‘public’ bathroom ‘downstairs’

  • ½ ‘outside’ bathroom with shower & toilet for beach/pool goers

  • Leisure/living room

  • Fun/Recreation/Game Room

  • Kitchen with Pantry and ‘breakfast nook’

  • Home Gym Approx. 300 Sq. Ft.

  • Utility Room (washer, dryer etc)

  • Dining area for 8 persons

  • Home Office

  • Garage – 6 Car

  • General Storage Area(s) (400 Sq. Ft.)

  • Home-wheelchair accessible

  • Elevator

  • 1 SELF CONTAINED ONE BEDROOM GUEST APARTMENT WITH HOME OFFICE

  • 1 SELF CONTAINED ONE BEDROOM GUEST APARTMENT WITH STORAGE AREA

  • ALL FAMILY BEDROOMS AND GUEST APARTMENTS TO BE UPSTAIRS

  • EMPLOYEES QUARTERS. 2 self contained one bedroom apartments with “controlled” access tofamily/guest units.


Considerations:


  • Double Height Entrance Foyer with elevator, staircase and balcony.

  • Walk-in closet(s) for Master bedroom

  • Master bath has ‘view’, foyer, and ‘private’ enclosed toilet/bidet/urinal

  • Swimming Pool

  • Hurricane Protection Features incorporated

  • Fun/Rec/Game Room to have pool table amongst other things.

  • Balconies / Verandah’s, terraces/courtyard/loggias

  • Overhangs to deflect heat (particularly from the west).

  • Mosquito and fly protection for terraces loggias balconies/verandas (fixed or retractable screens?)

  • Inside / outside entertainment areas 5 – 30 persons

  • Mindful of Security and Privacy concerns

  • Orientation to take advantage of ocean breezes

  • Easy and low maintenance

  • Home situated off the ground for air circulation?

  • “Form to follow function”

  • Innovative, beautiful, comfortable, stunning. Striking but not stark or shocking
